Inspections of pumps, heater and patio "cage"
With TOP FLORIDA as your property manager, there is no need to worry about full mail boxes,
unpaid bills or late payment fees, leaking pool pumps or pools turning green...

Well, how do we do this, how often and what is inclusive? Usually every Home will be checked on a weekly basis. Checks are done by the checklist, and our Homeowners are welcome to take a look at these whenever they like. Here is what we do:
We check and pick up your mail, newspapers and flyers so your home always appears lived in. Important mail such as bills can be forwarded to our office for payment.
We make certain your pool services are performed properly and check for pool system water leaks.
We will check your screen enclosures for worn and torn screen panels.
We check locks on all your doors and windows to assure security of your home.
We check your lighting and security systems.
We check for interior pests, insects, and mold.
We will check on any personal vehicles left at the home to make certain they will be functional when you return to your Florida home.
We will check your home as soon as safety and order are restored after Tropical Storms and Hurricane Conditions to notify you of any damages. We will also visit your home before any severe weather conditions to secure your home from potential damage.
We will make certain your air conditioning (HVAC) and humidistat is in operation.
We will check all your plumbing for leaks.
We will run water in all sinks to prevent evaporation in the sink traps.
We will check for water intrusion.
We will run your disposal to prevent seizing.
We will flush all toilets to prevent seal dry rot.
Note: running water and flushing toilets also prevents back flow of sewer/septic gasses from entering your home.
We will make certain all of your lawn care services are being properly completed.
Make certain your trees are properly groomed and fertilized, that shrubs and bushes are healthy and trimmed and that weeds are under control.
Sprinkling system is functioning properly and leak free.
Maintenance: If your home should require repairs, we can make recommendations for preferred repair service facilities and oversee the repairs on your behalf. A full report will be provided upon completion. 24 hour emergency service is our standard. We can also handle the annual maintenance of any required fire extinguishers.
Deliveries: We will accept mail or packages on your behalf at our office and deliver them to your home when performing weekly checks. We also can arrange to be present for furniture deliveries at your home.
Bill Pay: We will make the necessary arrangements to pay any bills on your property including but not limited to utility bills, insurance bills, maintenance bills, mortgage payments and taxes.
Accounting: Every homeowner will receive a monthly statement showing activities on their properties.
"Like a Good Neighbor": We will contact your immediate neighbors either in person or by mail notifying them that we will be monitoring your home. We will also be asking them for their cooperation in contacting us if they should notice any problems or issues with your home in between our weekly inspections.
You also should know that we do not accept nor receive any monetary kickbacks or commissions from the companies we recommend and/or subcontract - we always need to be objective to get the best value for you!
